With its strategic location adjacent to the historical Burgers Park Gardens and close proximity to Pretoria’s business and cultural districts, the hotel was a popular destination for business travelers, government officials, and tourists.




The Burgers Park Hotel is not just a building—it’s a piece of Pretoria’s living history. Located on Lilian Ngoyi Street (formerly Van der Walt), the property is nestled beside Burgers Park, the city’s oldest public green space. Established in 1874, Burgers Park was named in honor of President Thomas François Burgers, a reformist leader of the South African Republic who envisioned a modern, educated, and connected republic.
This leafy, urban oasis served as a gathering point for citizens of all walks of life—and right beside it, the Burgers Park Hotel rose to become a cornerstone of hospitality, heritage, and architectural prominence.
Originally built as a full-service hotel, Burgers Park Hotel was designed to host international travelers, businesspeople, diplomats, and conference delegates. With its multi-storey design, elegant rooms, and central location, it offered one of the best vantage points for exploring Pretoria’s civic heart.

As time passed and Pretoria’s urban dynamics evolved, the city center saw a shift. Traditional hotels in the CBD became less viable as new trends emerged in hospitality and residential development.
Meanwhile, Pretoria’s tertiary institutions—especially Tshwane University of Technology (TUT)—began experiencing overwhelming growth in student enrollments.

Burgers Park Student Hotel
In the early 2024, Costa Zervas Projects took the bold step to repurpose the hotel into a premium student residence—without stripping it of its architectural elegance or historical significance.
The redevelopment focused on combining hotel-style finishes with student-centric functionality:
- Former hotel rooms were transformed into furnished student studios and shared rooms
- The dining hall became a space for communal kitchens and gathering areas
- Conference rooms were adapted into study zones, Res Life spaces, and admin support offices
- The garden and pool remained as recreational spaces, promoting wellness and relaxation
- Security and access control were upgraded to meet NSFAS and university standards
The outcome?
A hotel-style student residence—clean, safe, connected, and community-driven—designed to serve the growing population of South African youth pursuing tertiary education.
